- Fire separation distance flagged on detached placements. The Casita’s non-rated exterior walls may not meet Chino Hills’ 10-foot separation requirement from property lines or the main dwelling. We model the placement in CAD before you pour, not after.
- Foundation detail rejected for expansive soils. The standard Boxabl pier detail assumes moderate soil conditions. In Chino Hills’ western zones, we’ve seen soils with expansion indexes above 50, requiring post-tensioned slabs or deeper piers. We order the geotech report and design to it.
- Repeated back-and-forth on drainage and grading. Hillside lots in Chino Hills, particularly above Carbon Canyon Road, trigger engineered drainage plans. Boxabl’s flat delivery assumes level access; we design the cut, fill, and retaining needed to make that true.
